The Building Process
I. ORDERING YOUR NEW HOME 1. The process begins with your initial visit at Quality Homes of Madison to pick up brochures with pricing details of the available All American Homes (AAH) floor plans. 2. When you have selected the floor plan that fits your needs, call Quality Homes( 1-800-251-0563) to schedule an appointment with one of our sales representatives to discuss available options & floor plan modifications, and secure a Sales Proposal outlining the cost of each component in your home. 3. Your salesrepresentative will then schedule a site inspection to verify accessibility to your building site, and accuracy of site work estimates. 4. Secure financing. Quality Homes has financing available, or you may secure financing through any lending institution. Once you have recieved a loan commitment, call Quality Homes to schedule an appointment to order your new home. During this visit, you will select carpet & tile colors, vinyl siding, roof shingles, window shutters etc. This process often takes from 1 - 4 hours. Bring a $2,000 deposit and a letter of commitment from your loan officer to this appointment. II. WHAT'S NEXT? 1. You need to determine how the new home will be laid-out on your property. Quality Homes will schedule to meet with youand the basement or foundation contractor at the site to lay-out the positioning of the home.. 2. It is the homeowner's responsibility to schedule the appropriate utilities for electric and phone service to the new home. Call for representatives of these utility companies to meet with you at the building site. 3. You will need to install a driveway to your building site for accessibility by contractors, delivery of building materials, concrete trucks, AAH setup crews, crane & equipment. 4. Quality Homes will schedule the appropriate contractor to install the basement or foundation for your new home. This process will occur about 3 - 4 weeks before the expected delivery of your home. Payment for your basement is due when the walls and floor are poured. Payment for a foundation is due when the blocklayer is finished. Treated plates and framed walkout walls will be installed during the final week before the home is delivered. 5. About 4 - 5 weeks after you place your order, AAH will send Quality Homes a "Preliminary Plan" of your new home. The "prelim" includes clear, consise floor plans which have been prepared by AAH's engineers on their CAD systems. At this time you can check your orders for accuracy and make corrections. You can even make changes to the floor plan or color choices at this time. Once the "prelim" is returned to AAH, any subsequent changes will be assessed "change order" fees by AAH. III.. DELIVERY & SETUP 1. You need to arrange for your homeowner's insurance to initiate coverage on your home as soon as the home arrives on your property. 2. You need to arrange with your lending institution for a check in the appropriate amount for delivery & set draw to be available on the day AAH delivers & sets the home on your building site. 3. When the AAH set crew has completed the setup operation, the home will be weather-tight and under roof. Items not completed by the set crew include installation of siding on gable ends of the home, soffit & fascia on the eaves, dormers etc. These items, as well as drywall repairs, carpet installatioon and other items are completed by a seperate finish crew. 4. Heating & air systems, drain hookups under the home, gutters & downspouts, upstairs finishes on the Kingston, Easton and Bayshore models are all installed by seperate crews in the weeks following delivery of your home. On average, homes without an upstairs finish will require 2 - 3 weeks of work to complete following delivery. Homes with an upstairs finish will require 5 - 7 weeks of work following delivery. IV. WALK THRU 1. Upon final completion of the home, your Quality Homes sales representative will conduct a warrenty walk-through inspection of the home with you to determine any imperfections that need correction. Appropriate paperwork will be completed at that time registering you for the warranty coverage provided by All American Homes, Inc. 2. The final balance is due in full at the time of warranty registration walk-through. Imperfections found on warranty registration walk-through will not constitute basis for withholding final payment.
